There are two keys to staying on budget and on schedule.
Spending extra time in the planning phase. While this may seem counterintuitive, the more time you spend honing the overall plans, making the selection and aesthetic choices, and confirming all aspects of renovation (structural, utilities, etc), the more accurate your budget will be and the more efficiently you’ll move through construction.
Limiting in construction involvement to only when requested. A client who wants to be on site during construction is like a person wanting to be in the chef’s kitchen while their cooking their meal out. The more a homeowner interjects themselves into the process, the slower it will go.

Each homeowner has spaces that are most important, but there are generally three areas that, if focused on, will yield the greatest impact in quality of life and resale.

While at times budget constraints will dictate a phased approach, we strongly encourage the “all at once” approach for two reasons. One: renovations are hard and stressful, so minimizing that time under stress is ideal. Secondly, there are cost efficiencies with respect to overhead, management, labor and materials that make tackling it all at once advantageous. A homeowner could expect around 10% cost savings in the all at once approach versus a two phased approach.

Given the breadth of work being done, living at home is not feasible for the vast majority of the project. While we advise to not live in the home until we turn over the keys, if necessary we can provide a time for client move in once punch list commences.
